About Harbor Lights
Harbor Lights sits at 111 Kahului Beach Road on about 7.5 acres (TMK 2-3-7-002-018), in Kahului on central Maui, not in Lahaina. The concrete complex was built in 1974 with 352 one and two bedroom units on four floors.
The grounds are landscaped, with a pool, BBQ area, recreation areas and elevators. You're close to Kahului Harbor, the shopping centers, Maui College and the airport, which makes it practical for people who work in central Maui.
County zoning on the Harbor Lights parcel (TMK 2-3-7-002-018) is H Hotel District. Zoning isn't the same as permission to rent short term: the association's rules and County registration both matter, and in our experience the association has limited rentals to long term. Verify the current rules for the specific unit before you buy.

Tenants in Place
Many units are rented. Ask whether a unit comes with a tenant, get the lease, and confirm deposits and the move out date before you close.
Zoning vs. Rental Rules
The parcel is zoned Hotel, but Harbor Lights has been run as a long term community. Get the current house rules and bylaws, and don't count on vacation rental income unless the association and the County both allow it for that unit.
Fees and Projects
A 1970s concrete building needs ongoing work. Read the budget, reserve study and minutes, and ask about any planned special assessments.
Pets and Financing
Pets have not been allowed. Check current FHA, VA and conventional loan approval with your lender early.
