Welcome to Kahului the economic center of Maui. You arrive at Kahului Airport (OGG) and then visit often to shop more affordably as well as enjoy many of Mauis cultural and educational offerings. It is not where most tourists stay, yet there are hotels such as the Courtyard Marriott to rest up before tackling the rest of the Valley Isle. There are nice parks and some with beaches for surfing, paddle boarding, fishing, picnicking, and sunbathing. Kahului Harbor is where shipping containers arrive every day to keep Maui supplied with everything from groceries to automobiles and household goods. Queen Kaahumanu Center is the largest mall with Macys, Sears plus LensCrafters, GNC, Fun Factory, clothing, gift and jewelry stores, food court, restaurants and even a farmers market. As a mall it is similar but maybe a bit smaller than where you live now. You will get to know Dairy Road for the all the main large/warehouse retailer shopping experiences starting with COSTCO and then other important stop offs like McDonalds, OfficeMax, Barnes and Noble and a food court in Maui Market Place. It also leads to Walmart, Home Depot, Lowes and Target. Just up Hana Highway is a huge brand-new Safeway. The other major shopping stop is Maui Mall with Whole Foods, Longs Drugs, TJ Maxx, a dance studio, plus IHOP, Thai, and Chinese restaurants and even a movie theater.

To the northeast Kahului is contiguous with neighboring Wailuku and on the other side, just short ride to windsurfing capital Paia and its upscale residential community, Spreckelsville. Kahului enjoys a relatively hot semi-aridclimate. Temperatures range in winter months around 72F to 79F and upwards of 88F in the summer months. Tradewinds tend to make things feel cooler.

You may be drawn to the 2-year University of Hawaii Maui College and Maui Arts and Culture Center, proximity to medical, legal and other professional services especially for college aged kids, people with health issues or folks wanting to run a business. Maui Memorial Medical Center in nearby Wailuku is the major medical facility on Maui. There are also urgent care and individual medical and dental practices in other communities, but all major medical care is here.

Other attractions you may enjoy include the Alexander & Baldwin Sugar Museum, Kanaha Pond State Wildlife Sanctuary, and the huge Kanaha Beach County Park right near the airport. While crime has not been a big deal on Maui, there is likely to be more of it in larger urban areas like Kahului. There are also a few transient types to be aware of.

Most of the real estate in and around Kahului is for permanent residents working and raising families on Maui. There is a wide variety of these properties available and they are generally more affordable than other parts of the island. There are few resort properties and for folks looking for a quiet life away from the more touristy parts of Maui close to shopping and lots of things to do, Kahului may be the answer. Some settle in Kahului for less and then invest in vacation rentals in tourist locations to augment their income making Maui more affordable especially on a retirement income.

The West Kaahumanu Ave and Mahalani Street neighborhood is on the northeastern side of Kahului closer to the college and cultural center. It has mid-sized 3 to 4-bedroom family homes. There are some 1 to 2-bedroom units as well as efficiency apartments mostly for rent. The neighborhood was built mainly between 1970 to the 1990s and there has been some building from 2000 to today. Prices are generally in the $800-900K range.

The South Papa and Onehee Avenue neighborhood is even closer to Wailuku. Homes are a bit older with some being built in the 1950s. It is mostly 3 to 4-bedroom single family homes with a price range of $750K to $800K and up.

West Papa Avenue and Laau Street neighborhood is just south of the main part of Kahului and residents tend to be more sales and service-oriented employees. There are 3-4-and 5- bedroom single family homes that were built in the 1970s to 2000. It has the lowest vacancy rate of Kahului neighborhoods with many renting as well as owning. Prices range a bit lower than other neighborhoods, but still in the $600K to 800K range.

There are some condos in Kahului and many are more affordable and provide housing for students as well as smaller families and retirees. For the most affordable condos, check out Harbor Lights across from the Kahului Harbor close to University of Hawaii, Maui College and Maui Arts and Cultural Center.

The Town Center/University of Hawaii neighborhood is older, established, built from1940 into the 1960s with some as late as 1990s. It is very convenient to shopping and is closer to the ocean than other Kahului neighborhoods. Prices can range from very affordable to high end $1+ million range. It is a good way to be in the center of things and close to schools, the ocean, harbor and all that Kahului has to offer.

There are many very desirable neighborhoods just to the southeast of Kahului and very commutable to both Wailuku and Kahului. A big one to check out for high end, golf property with gated communities on hill-tops and bluffs with spectacular views is Maui Lani. While not in Kahului proper, many of the homes for sale are listed under Kahului. Built beginning in the 1990s it has larger homes in the $million-dollar ranges. The first was The Greens with over 200 homes meant for first time family home buyers. The Bluffs and The Island offer a more higher end hill-top gated experience. The Grand Fairways neighborhood is just 20 magnificent luxury homes. Na Hoku is the newest area and The Traditions is under development. For higher end, luxury living this a great opportunity for the best of both worlds close to Kahului and wonderful views with lots of golf.

“Highest Level of Integrity”

Having been a licensed general contractor and a real estate broker for over 35 years, I have been very pleased to do business with Eric West. I have seen Eric work to maintain the highest levels of integrity, honesty, and diligence in every aspect of his work. Eric has proven to be sensitive to my desires, and has always proven to have my best interests as his motivation. It's just not that often these days that one can find someone involved in sales, that as a practice puts clients first and the sale second. Eric always considers the best options for the client before he thinks about getting the sale closed. I wouldn't hesitate to recommend using Eric's services for any real estate transaction. Both buyers and sellers will benefit from his bright, friendly personality and high quality work ethics. It is a real pleasure to work with a broker who puts honesty and integrity first in his business. It is also obvious that he REALLY loves what he does. That sort of business practice gets transactions completed legally, quickly, and with minimal problems, every time. Thanks again Eric for your good work on my behalf.” Jon Ewell Colorado Springs
