For a lot of buyers, 2026 is shaping up to be one of the better times to negotiate on Maui that I've seen in years. Through August, condo sales across the island were up 17.2% and single-family sales were up 3.0%, but the condo median dropped 8.6% to $650,000 and the single-family median dropped 5.8% to $1,225,000. West Maui condos are sitting at roughly 17 months of supply, and more than half of the West Maui condos that sold this year had a price reduction first.
