The Range of Kauai Condos
Condos are where a lot of Kauai buyers start, whether it's a second home, a rental or a place to retire. On the North Shore, Princeville has resort condos on the bluffs above Hanalei Bay and along the golf courses. The South Shore has the island's biggest cluster of resort condos in Poipu, many a short walk from the beach.
On the East Side, the Coconut Coast in Kapaa and Wailua has oceanfront complexes near the bike path and the shops of Kapaa town. Around Lihue you'll find condos near Kalapaki Beach and newer residential complexes in Puhi, closer to the airport and the island's jobs.

Buying a Condo on Kauai
Resort vs Residential Condos
Resort complexes come with pools, grounds and often on-site rental management, and the dues reflect that. Residential complexes usually have lower dues and fewer amenities, and many of them don't allow short term rentals at all.
Rental Rules
Kauai County is strict about where short term rentals are allowed, and associations can add their own rules. If rental income matters to you, confirm the zoning and the association rules in writing before you buy.
Oceanfront Buildings
Salt air is hard on buildings. Ask about the age of the roof, windows and plumbing, recent special assessments and what the reserve study says is coming next.
Financing
Some condo complexes don't meet conventional loan guidelines, especially resort buildings with a lot of rentals. Talk to a lender who knows Hawaii condos early so you aren't surprised late in escrow.

What should I ask about association dues?
Ask for the budget, the reserve study, recent meeting minutes and any planned special assessments. Dues and reserves vary a lot from one complex to the next, especially in older oceanfront buildings.
