The Range of Kauai Land
Land on Kauai runs from finished homesites in resort communities like Princeville and Poipu to rural acreage with pasture, streams and mountain views. On the North Shore, Kilauea and the country around it have agricultural parcels and farms. On the East Side, the Wailua Homesteads and the lands north of Kapaa toward Anahola and Moloaa have larger lots and acreage.
The South Shore has lots above Poipu and in the hills of Lawai and Kalaheo, where coffee fields cover much of the land toward the west. Hanalei Valley's taro fields and the old plantation lands across the island are a reminder that a lot of Kauai is still working agricultural land, and the rules that come with it matter.

Buying Land on Kauai
Zoning
Residential, agricultural and resort zoning each come with different rules on what you can build, how many dwellings are allowed and how the land can be used. Get the zoning in writing before you fall in love with a view.
Water
Some parcels have county water, and others depend on a private system, a well or catchment. The water source can change what you can build and what it will cost, so ask early.
Access and Utilities
Check that the lot has recorded legal access, and ask how far power and other utilities are from the property. Bringing utilities to a remote parcel can add a lot to the budget.
Flood Zones and Shoreline
Kauai has rivers, streams and a lot of rain. Look at the flood zone, drainage and, near the ocean, the shoreline setback before you plan where a house will go.
