What counts as a condo on this page?

Units filed in the Maui MLS as residential condominiums, from studios in older walk ups to large resort penthouses. Single family homes, homes filed as PUDs, vacant land, commercial property, residential income listings and timeshares are left out, and so are Molokai and Lanai.

Can I rent out a Maui condo as a vacation rental?

Some you can and some you can't. It depends on the zoning, the building's own rules and county law, and Maui's rules for apartment zoned condos are changing under Bill 9. Hotel zoned condos are a separate category, so see our Maui Hotel-Zoned Condos page and our Bill 9 and Bill 88 explainer, and confirm with a Maui attorney before you count on rental income.

Why are Maui condo maintenance fees so high?

Mostly insurance. Master policies for Maui buildings have climbed sharply, and older oceanfront buildings also carry bigger repair budgets. Ask what the fee covers, how well funded the reserves are and whether a special assessment is planned before you make an offer.

What's the difference between fee simple and leasehold?

With fee simple you own the unit and your share of the land. With leasehold you own the unit but lease the land for a set number of years, so the price is usually lower, but the lease rent, the years left and the buyout terms all change the value and the financing.

Can I see what Maui condos actually sold for?

Yes. The Recently Sold Maui Condos section shows closed condo sales from the same MLS search. For a specific building, we'll put together a comparable sales report with sold prices and closing dates.
