Launiupoko Homes & Land For Sale
The Launiupoko neighborhood represents some of the best homes and land offerings for sale in the West Maui Real Estate market. I don't just say that. I personally live there with my wife and four kids. My home is perched above the Lauiniupoko Beach park with an epic view of the ocean and more importantly the SURF! No need to go online to check swell reports. I just peek out over the railing of my lanai. I tell people "Every Day" is a "Beach Day" With mounting crowds, traffic and numerous construction projects, being able to access the beach and or just running quick errands to either Lahaina or the "other side" of the island is a snap.

Launiupoko Homes and Land For Sale
In case you enjoy researching Maui Real Estate statistics, I have provided a spreadsheet with the sale of every home and land parcel in the Launiupoko neighborhoods since their inception. Please just scroll down to the bottom of this page. The average sold price per finished square foot in Launiupoki has been $1027 and the average cost of land has been $205,189 per acre. With 123 lots ranging from 2-19 acres these are zoned agricultural with lots of fruit trees, organic gardens and various farming activities. A very rich and unique Hawaiian lifestyle indeed.
The Lauiniupoko neighborhood is located approximately 2.5 miles south of Lahaina Town on the West side of Maui. It is directly off of Highway 30 on a street called Kai Hele Ku. It's simply straight up the hill from the Beach Park. When I first moved into the neighborhood it was somewhat of a dream come true. I always thought to myself This has GOT to be the best location on the entire island. The homes are all the homes located 500-1000 feet above sea level which means relief from some of the heat and also creates absolutely unparalleled views of the Pacific Ocean.
The word Lauiniupoko means short coconut leaf. It is named after the watershed which consists of a 6.2 mile perennial stream and is one of the best in all of Maui. A system of water collection lakes and pipes were run down to feed the neighborhood water and is now become just as lush as the valley above.
Typically 12 to 20 homes will sell every year in this neighborhood.Ddemand is actually very strongit's that the supply is typically quite short. This has always been one of the most sought after neighborhoods to live in all of West Maui. The biggest reason of course being access to the beach, being on the southside of Lahaina and avoiding all of the major traffic up by the resorts. It just this a very convenient place to live.
I have personally lived in the actual town of Lahaina, on Front Street, in the Upcountry of Kula, and in KIhei. I can tell you that I believe that the lifestyle that Lauiniupoko offers is almost unsurpassed. Due to the easy access to the beach, sheer beauty (with mountain and ocean views), and minimal driving. Not to mention being as leeward as it gets means maximum blue sky weather.
The neighborhood actually consists of three subdivisions. The Mahanalua Nui, and Puunoaand Makila Ranch lots, hich are oceanfront view larger parcels that are currently for sale. The public school system is actually very good on West Maui. This neighborhood is serviced by Princess Nahienaena elementary school, LIS which is short for Lahaina Intermediary School, and Lahainaluna High School, which is the oldest high school west of the Mississippi.
People are always asking me what are the best schools in Hawaii or on Maui. I tell them it's the school that will inspire you to help your kids the most at home.
I believe that education really does come from the home. But with that said, you can find very good schoolteachers in both the public system and the private system. I have never had a problem with education in Hawaii. It might just be an old myth, and I still don't believe test scores have anything to do with the quality of life and lifestyle that we can give our children. The test scores don't show emotional well-being of children. And it's one of the reasons I chose to live Hawaii. Because I want to give my kids an experience that would be way beyond just education. One of the things that we do at our property in Lauiniupoko is we raise chickens. We have over 20 egg laying hens. We also have a lime farm, with grapefruits and avocados. We sell the produce and are able to experience the process of caring for the trees, nurturing them during the harvest and doing everything needed to maximize yield. Everything that we grow is organic. We also have over 2 acres of nothing but pure country club grass. You would be amazed how much outdoor activity that inspires. We also have lots of flat concrete work which enables the kids to ride bikes and/or their skateboards. As long as they wear their helmets were okay with it.
Having a small acreage property also creates plenty of opportunity for chores. And there's nothing like teaching children a good work ethic and what it means to sweat and see the results of their hard work.
