The Range of Kauai Homes
Kauai homes come in a lot of shapes. On the North Shore there are resort homes on the bluffs and golf courses of Princeville, beach houses along Hanalei Bay, and country homes on bigger lots around Kilauea. The East Side is where most people live, with established neighborhoods in Kapaa and the Wailua Homesteads, where homes sit on larger lots with pasture and mountain views.
Lihue and Puhi have many of the island's newer subdivisions and are close to the airport, the harbor and the island's shopping. On the sunny South Shore you'll find resort homes around Poipu, older homes in Koloa town, and quieter residential streets up the hill in Lawai and Kalaheo. Out west, Hanapepe, Waimea and Kekaha are small plantation towns where the pace is slower and the sun is out most days.

Resort vs Residential Homes
Resort communities like Princeville and parts of Poipu come with manicured grounds, golf and an association that handles a lot of the upkeep. You pay for that in dues, design rules and higher prices. Residential neighborhoods have lighter rules and more room to make a place your own. It depends on how you'll actually live in the house.
North Shore Homes
The North Shore is green because it rains. Ask about drainage, flood zones and how the home handled past storms, and plan for the one-lane bridges and the drive to Lihue when you think about daily life.
Oceanfront Homes
Oceanfront homes are rare and trade at a premium. Shoreline setbacks, flood zones, erosion history and insurance all deserve a close look before you write an offer.
Homes With an Ohana or Cottage
A lot of buyers want a second dwelling for family or guests. Make sure the second unit was permitted, and check what the zoning allows before you count on renting it.
What Buyers Should Know
- Get pre-approved with a lender who knows Hawaii. Condo reviews, flood zones and ohanas can all slow down an out of state loan.
- Budget for insurance quotes early, especially near the ocean.
- Read the permit history. Unpermitted additions can affect financing, insurance and resale.
- Kauai County has its own rules on short term rentals. If rental income matters to you, talk with us and a Kauai attorney before you buy.
