The rhythm of the Maui real estate market has shifted from sprint to stride. Inventory is deeper, timelines are longer, and strategy matters again. Year-to-date, closed sales across all property types are down about 19% while the island’s overall median price—just over the one-million-dollar mark—has eased roughly 13% from last year. Listings now average about 140 days on market, and most sellers are closing near 95% of list—proof that negotiations are back, but demand hasn’t disappeared.
Single-Family Homes: Holding Their Line
For those tracking Maui homes for sale, the signal is clear: resilience at the center of the market. Year-to-date through September, the single-family median remains $1,300,000 (flat year over year), even as volume softened (closed sales down about 9–10% and pendings lower by ~10%). Average sale prices have nudged higher—evidence that well-located, view-forward homes still command attention when launched properly. September’s snapshot shows noticeably deeper choice with roughly a 24% rise in active listings and about 7.9 months of supply, tilting conditions toward balance and rewarding precise pricing and premium presentation.
What it means: The best-presented homes—thoughtful staging, compelling media, and pricing tied to the last 60–90 days—continue to sell without drama. Condominiums: Where "Affordability" Returns

The year-to-date median has recalibrated to about $702,500 (down ~23%), and marketing times have stretched (~141 days on average). Inventory has expanded roughly 19%, pushing months of supply to ~14.8—the most buyer-friendly backdrop Maui has seen for condos in years.
