Year-to-date, closed sales across all property types are down about 19% while the island’s overall median price—just over the one-million-dollar mark—has eased roughly 13% from last year. Listings now average about 140 days on market, and most sellers are closing near 95% of list—proof that negotiations are back, but demand hasn’t disappeared.
