What are the main areas of Kauai real estate?

Most buyers think of Kauai in five parts. The North Shore covers Princeville, Hanalei and Anini. The East Side, or Coconut Coast, runs from Wailua through Kapaa to Anahola. Lihue is the island's government and commercial center. The South Shore covers Koloa, Poipu, Lawai and Kalaheo. The West Side covers Hanapepe, Waimea and Kekaha.

Should I buy a condo or a house on Kauai?

It comes down to how you'll use it. Condos in Princeville, Kapaa and Poipu are often the simplest second homes, with the association handling the grounds. A single family home or land gives you more privacy and control, but more upkeep. Tell us how you plan to use the property and we'll pull the recent sales for both.

Can I rent out a Kauai condo as a vacation rental?

It depends on the property's zoning, Kauai County rules, and the association's own rules. Don't assume a condo allows short term rentals because a neighbor rents theirs. Confirm with the County and the association in writing before you buy.

Which part of Kauai is the sunniest?

The South Shore around Poipu and the West Side are generally drier and sunnier. The North Shore is greener and gets more rain, especially in winter. The East Side falls somewhere in between.

Can you help if I'm buying from the mainland?

Yes. We can send you the listing details, disclosures and recent sales, walk you through the buying process, and help you plan your time on the island so your visits count.
