Kaanapali Hillside is the non-gated portion of the greater neighborhood also know as "The Hillside" which consists of Kaanapali Golf Estates, The Pinnacle, The Summit and Lanikeha being the gated and double gated neighborhoods. A little confusing for sure especially when you consider the entire Hillside also consists of of several condominiums and townhome subdivisions, including The Masters, Summit, Vintage, Kaanapali Plantation, International Colony Club and Kaanapali Royal Estates. 

Bottom line? The Hillside offers an excellent selection of real estate options to choose from and arguable the best weather pattern on Maui. The close access to both South and North Kaanapali Beaches (voted Best in the World many times!) and offers the perfect combination of expansive ocean views and views of Mauna Kahalawai, also known as the West Maui Mountains. Although it's "unofficial" you CAN access the West Maui Mountains from this neighborhood for excellent hiking, mountain biking and even dirt biking. Just don't say anything to Maui Land and Pine!

These 1/4 acre fee simple lots were developed in three Phases. Phase I consisted of 24 home sites, Phase II-A 40 sites and Phase II-B 67 sites. The average home size is 3120 Square Feet with 2-3 car garages, in ground pools (some are in the front yard) and excellent landscaping and grounds keeping. 

Residents enjoy close walking or golf carting proximity to the world famous Kaanapali Beach (and the world class hotel and condo resorts) two 18 hole golf courses (just above the legendary Kaanapali Kai and Royal Golf Courses), fine dining at Leilani's, Dukes and Hula Grill. I personally believe the fish tacos at Leilani's are the best you can find in ALL of Hawai'i. And I don't say that lightly. 

It's called the "Golf Cart Lifestyle" which enables you and your guests an open air ride to visit the beaches and amenities while legally driving your golf cart directly to the fun. Keep in mind that HOA fees are variable depending on which subdivision you reside, just remember that every time you enter through a different gate, the accompanying HOA fee, rules and design guidelines will change and/or increase.
