Wailuku homes vary a lot by neighborhood and age, so a few checks matter on almost every one.
Older Homes Near Town
Plantation era and mid century homes near downtown have character and mature yards. Look closely at termite history, electrical, plumbing and any additions, and confirm what was permitted.
Newer Subdivisions
Newer neighborhoods on the slopes above town often have an HOA, smaller lots and views toward the ocean or Haleakala. Ask for the association documents and any design rules early.
Rain and Wind
Wailuku sits against the mountains, so some neighborhoods get more rain and afternoon wind than others. Visit at different times of day before you decide.
Ohanas
Many Wailuku buyers want an ohana for family or a long term renter. Confirm the second unit was permitted and check what the zoning allows.

Is Wailuku a good place to live full time?
For a lot of families, yes. You're close to the airport, schools, hospitals, government offices and shopping, and Iao Valley and the West Maui Mountains are right out the back door. The tradeoff is a longer drive to the South and West Maui beaches.
