Using Sales Data to Price a Maui Property
List Price vs Sold Price
Asking prices tell you what sellers hope for. Sold prices tell you what buyers actually paid, which is what appraisers and lenders care about.
Compare Like With Like
Match the area, property type, size, view and condition. A remodeled oceanfront unit and a dated garden view unit in the same complex can sell far apart.
Watch the Dates
Maui prices and inventory move with rates, insurance costs and the post-fire market. Weight the most recent sales most heavily.
Ask for the Full Picture
This feed doesn't show closing dates or days on market. We can pull a full comparable sales report with those details for any property.

How is this different from the Recently Sold page?
Both show the same recent residential sales. This page adds market research links and tips for using the numbers. The recently sold page is a simpler list.
Can I get sales for a specific complex or neighborhood?
Yes. Many of our community and condo pages show that area's recent sales, or ask us and we'll run a custom report.
