Paia, Kuau and Spreckelsville single family homes, updated daily from the Maui MLS
Paia is the North Shore's surf town, an old plantation village of wooden storefronts, cafes and galleries a short drive from Kahului Airport. Homes range from small cottages in town to beach houses in Kuau and larger estates in Spreckelsville, and most of the area is close to the beach.
The Maui MLS groups Paia, Kuau and Spreckelsville into one area, so every active single family home in that area is below, newest first, followed by recent sales. For the rest of the island, see all Maui homes for sale.
What this page shows: active single family homes, including homes with an ohana, in the Maui MLS area Spreckelsville/Paia/Kuau, which covers Paia town, Kuau and Spreckelsville, followed by recent home sales in the same area. Condos, vacant land, commercial and residential income listings are left out. Active prices are asking prices, and listings refresh automatically from the Realtors Association of Maui MLS.

Living in Paia
The main intersection, with Paia Mercantile and the shops along Baldwin Avenue and Hana Highway, is the center of town life. Baldwin Beach Park is just west of town, and Hookipa, famous for windsurfing and big winter surf, is a few minutes east on the way to Haiku.
Kuau is a small oceanfront neighborhood just past town and home to Mama's Fish House. Spreckelsville, closer to Kahului, has quiet streets near the Maui Country Club and some of the North Shore's most expensive beachfront homes.
Buying a Home in Paia
Paia Town
Homes in and around town are often older plantation houses on smaller lots, walkable to shops and the beach. Parking and Hana Highway traffic are part of the tradeoff.
Kuau and the Shoreline
Oceanfront and near ocean homes need extra homework. Flood zone, erosion, shoreline setback rules and insurance cost all affect value.
Spreckelsville
Spreckelsville is quieter and mostly residential, with larger lots and many high end homes. If you want the North Shore beaches with less traffic, it is worth a look.
Paia Homes: Common Questions
Why does this page include Kuau and Spreckelsville?
The Maui MLS doesn't separate them. Paia, Kuau and Spreckelsville share one MLS area, so a search for Paia homes includes all three. We also have separate Kuau homes and Spreckelsville homes pages.
Does this page include Paia condos or land?
No. It shows single family homes only. For everything else in the area, see our Paia real estate page or ask us.
Are Paia homes in a flood or tsunami zone?
Some are, especially near the shoreline and in the low parts of town. Check the county flood maps and the tsunami evacuation zone for any home you're considering, and get an insurance quote early.
