Olowalu is beautiful and it’s rural. Most of the work on an Olowalu purchase is understanding the land rules and the infrastructure behind the lot.
Agricultural Lots and CPR Units
Many Olowalu listings are agricultural land, and many are CPR units, which you can often spot by a lettered lot number like 22-A or 22-C. Read the CPR declaration and bylaws to see which area is yours to use and how the owners share costs and decisions.
Water
Ask who supplies water to the lot, what it costs and how reliable it has been, and whether potable and irrigation water are separate. Confirm what’s installed at the lot line.
Access and Roads
Check how you legally reach the lot from the highway, whether it’s by a private road or an easement, and who pays to maintain it.
Stream, Shoreline and Flood Zones
Parcels near the stream or the shoreline should be checked for flood zone and Special Management Area status early, since both can add review and cost to a build.
Distance to Services
Olowalu is roughly between Lahaina and Maalaea, so groceries, schools and medical care are a drive in either direction. It’s worth driving the route at the times you’d actually use it.
