Napili is a small, low key stretch of West Maui between Kapalua and Kahana, known for Napili Bay, a sandy crescent with calm summer water and some of the best sunsets on the island. The condos here are mostly low rise, older buildings close to the sand, many with a loyal crowd of owners who come back every year.

Buying a Condo in Napili
Close to the Sand
Several Napili complexes sit right on or just above Napili Bay. Oceanfront and ocean view units carry a premium, and so does anything with an easy walk to the beach.
Older, Smaller Buildings
Many Napili buildings date to the 1960s and 1970s. Ask about the age of the plumbing, electrical and roofs, recent concrete work and whether the reserves are keeping pace.
One MLS Area, Three Towns
Because Napili, Kahana and Honokowai share one MLS area, sales data mixes all three. When we price a Napili unit we pull comparables building by building instead.

Why do I see Kahana and Honokowai condos on the Napili page?
The Maui MLS files Napili, Kahana and Honokowai under one area, Napili/Kahana/Honokowai. We use that exact area rather than drawing our own map, so every listing is included and none are guessed at.
Are Napili condos walking distance to the beach?
Many are. The complexes around Napili Bay are a short walk to the sand, and a few are right on it. Others sit up the hill or across Lower Honoapiilani Road, so check the address and ask us about the walk.
Can Napili condos be rented short term?
Some can. It depends on the property's zoning and the association's rules, and Maui's rules for apartment zoned condos are changing. Confirm with us and a Maui attorney before you rely on rental income.
