The Range of Maui Homes
Maui homes come in a lot of shapes. There are resort homes behind the gates at Kapalua, Kaanapali and Wailea, oceanfront homes where the lanai is about as close to the water as the county will allow, and golf course homes that look across the fairways toward Molokai or Kahoolawe. Then there's everyday Maui: family neighborhoods in Kihei, Wailuku, Kahului and Pukalani where kids ride bikes to the park and the neighbors know your truck.
Head up the mountain and the island changes again. Upcountry homes in Kula, Makawao and Haiku trade beach access for cool evenings, rain showers, big views and more elbow room. Out toward Hana and along the North Shore you'll find acreage and estate properties, some with a main house and a cottage, some with fruit trees and a long gravel drive.

Buying a Home on Maui
Resort vs Residential Homes
Resort communities like Kapalua, Kaanapali and Wailea come with manicured grounds, golf, beach access and an HOA that handles a lot of the upkeep. You pay for that in monthly dues, design rules and higher prices. Residential neighborhoods have lighter rules, lower dues or none at all, and more room to make a place your own. Neither is better. It depends on how you'll actually live in the house.
West Maui Homes
Kapalua, Napili, Kahana, Kaanapali and Lahaina sit on the dry, sunny side of the West Maui Mountains, with Molokai and Lanai across the channel. Inventory is tight and there's a lot of resort and hillside product. Lahaina is still rebuilding after the 2023 fire, so rebuild timelines, permits and lot status matter on every listing there.
South Maui Homes
Kihei, Wailea, Makena and Maui Meadows get the most sunshine on the island. Kihei is mostly residential and a little more affordable. Wailea and Makena are where you'll find the big resort and oceanfront estates. Maui Meadows sits up the hill with larger lots and ocean views.
Upcountry Maui Homes
Kula, Makawao, Pukalani and Haiku are cooler, greener and quieter. Lots tend to be bigger, and plenty of homes sit on an acre or more. Ask about water early. Some Upcountry properties are on county water, some rely on catchment, and it changes what you can build later.
Oceanfront and Luxury Homes
True oceanfront homes are rare on Maui and they trade at a premium. Shoreline setbacks, flood zones, seawall history and insurance all deserve a close look before you write an offer. Homes With an Ohana or Cottage
A lot of Maui buyers want a second dwelling for family, guests or a long term renter. Listings marked with an attached or detached ohana are included above. Make sure the second unit was permitted, and check what the zoning allows for renting it before you count on the income.
What Buyers Should Know
- Get pre-approved with a lender who knows Maui. Condo reviews, flood zones and ohanas can all slow down an out of state loan.
- Budget for insurance quotes early, especially near the ocean or in fire prone areas.
- Read the permit history. Unpermitted additions are common on older homes and can affect financing, insurance and resale.
- Short term rental rules on Maui are changing. If rental income matters to you, talk with us and a Maui attorney before you buy. We won't guess on legal questions.
- Look at recent sales, not asking prices. The sold section above and our Maui market update are good places to start.

How often are the listings updated?
The listings and the market numbers come from the Maui MLS and update daily. A home can go under contract before the feed catches up, so check with us before you plan a trip around a showing.
Where are the more affordable homes on Maui?
Prices vary a lot by area. Central Maui neighborhoods in Kahului and Wailuku, parts of Kihei, and Upcountry towns like Pukalani usually have more homes at the lower end of the island's range, while Kapalua, Kaanapali, Wailea and Makena sit at the top. Compare the area pages above and look at recent sales, not just asking prices.
Can I use a Maui home as a vacation rental?
Usually not without a permit. Renting a Maui home for fewer than 180 days generally needs a County short term rental home permit, and those permits are capped by community plan area. Bill 9 deals with apartment zoned condos, not single family homes. If rental income matters, ask us which homes already hold a permit, and confirm the details with the County and a Maui attorney before you buy.
