Makawao covers a lot of ground, from forest in Olinda to open former plantation land near Haliimaile. The details below are where Makawao parcels tend to differ.
Rain Changes Fast
Olinda, higher up the mountain, is cooler and much wetter, while Haliimaile is lower and drier. Two parcels a few miles apart can feel like different climates, so visit in the rain and the sun.
Agricultural Zoning
Much of the land around Makawao is zoned agricultural. Confirm the zoning, what dwellings it allows and any farm plan rules before you plan a house or ohana.
Water Meters and Catchment
Upcountry water meters have long been limited. Some parcels have a County meter and others rely on catchment or another source. Confirm what the parcel has before you make an offer.
Winding Roads and Easements
Roads like Olinda and Piiholo are narrow and winding, and some parcels are reached by private roads or easements. Check legal access and any shared road maintenance agreement.
Wildfire and Insurance
Parts of Olinda and Upcountry burned in August 2023. Ask about insurance early and plan for defensible space and fire truck access.
