How Bank-Owned and Short Sales Work

A distressed sale can be a good buy, but it runs on a different schedule and different rules than a normal sale.

Bank-Owned (REO)

The lender took the property back through foreclosure and is now selling it. Banks usually sell as is, use their own contract addenda and can take longer to answer offers.

Short Sales

The owner owes more than the sale price, so the lender has to approve the deal. Approval can take weeks or months, and the lender can still say no.

Inspections Still Matter

Distressed properties have often gone without maintenance. Get a full inspection, check permits and ask about any liens or unpaid association dues.

Financing and Timing

Some lenders won't finance a property in poor condition, and short sale timelines can outlast a rate lock. Plan your financing around the property's condition and a realistic closing date.
