The reasons for this is threefold.
1) This is literally the last neighborhood in West Maui selling developer vacant lots. And nothing new will be coming for years, if not decades.
2) Really big views. A lot that would sell for $2M next door in The Plantation is literally half the cost in Mahana Estates, with a wider 180 view plane and the sun hitting the horizon sunsets for much of the year. (Many view angles in The Plantation are not in view of the ball dropping at sunset, they are simply too north facing)
3) HOA dues 50% less than Plantation and 25% the cost of Honolua Ridge (Plantation Estates Phase 2)
