Kihei lots are often closer to town, the beach and utilities than land elsewhere on Maui. The details below are where Kihei parcels tend to differ.

Lots Near the Shoreline

Lots near the water, like those along South Kihei Road, can fall inside the Special Management Area or shoreline setback and may be in a flood zone. Check both early, since they can affect what you build and the cost of insurance.

CPR Units

Several Kihei listings are CPR units, where two or more owners share one legal parcel. Read the CPR declaration to understand what land is yours to use and how shared costs are split.

Water Meters

Confirm whether the lot already has a County water meter. A lot with a meter in place is a very different purchase from one that still needs water service.
