Buying a Condo in Kapalua
Villas, Not Towers
Most Kapalua condos are two story villas and townhomes, not high rises. Bay Villas, Golf Villas and Ridge Villas each have their own feel, so it pays to walk more than one before you choose.
Dues and Resort Fees
Expect a condo association fee plus resort level costs. Ask what each covers, how insurance has moved in recent years and whether any assessments are on the calendar.
Weather and Views
Kapalua catches more trade winds and passing showers than the rest of West Maui. That keeps it green, and a unit facing the bay, the golf course or Molokai can feel very different from the one next door.
Rentals
Rental rules vary by complex in Kapalua, and some buildings are set up for resort rentals while others aren't. If income matters, check the building rules and zoning early, and see our hotel-zoned condos page.

Are Kapalua condos good vacation rentals?
Some are. It depends on the complex, its rental rules and its zoning, and Maui's rules for apartment zoned condos are changing. Ask us which buildings allow short term rentals today, and confirm with a Maui attorney before you count on the income.
Do Kapalua condos have high HOA fees?
They're often higher than in other West Maui areas because of resort amenities, landscaping and insurance. The fee varies a lot by building and unit size, so compare the full monthly cost, not just the price.
