Almost all Kaanapali land is mauka, on the slopes above the resort and golf courses rather than down on the beach. Buying Land in Kaanapali: What to Know
Kaanapali land looks simple from the listing photos. Blue water, a gentle slope, a lot number. The questions that decide what you can actually do with it are below.
Agricultural Zoning
Many Kaanapali parcels are zoned agricultural. That changes what kind of dwellings are allowed and how the land is expected to be used, and some agricultural subdivisions have recorded covenants about farming or crops. Read the zoning and the covenants together.
Associations and Design Rules
Most mauka subdivisions have an owners association, CC&Rs and design review. Get the documents, the dues and any special assessments early, and check how private roads and common areas are maintained.
Water
Ask where the lot’s water comes from and whether potable and irrigation water are separate. Confirm what’s actually installed at the lot line and what it costs to connect.
Slope, Wind and Fire Safety
These lots sit on sloped former plantation land, often with dry grass nearby. Look at how the slope affects the house pad and driveway, and ask about vegetation management and defensible space.
Views and Neighbors
A lot’s view depends on what can be built below it. Check height limits and the building envelopes on neighboring lots before you pay for a view that isn’t protected.
