Kaanapali bank-owned and short sale listings, updated daily from the Maui MLS
Kaanapali is the West Maui resort area just north of Lahaina, mostly condos with some homes and lots.
What this page shows: active listings in the Maui MLS area Kaanapali that the MLS marks as bank-owned (REO) or as a short sale, followed by recent sales from the same search. Homes, condos, land and commercial listings are all included. Distressed listings are uncommon, so this list is often short or empty. Properties headed to a foreclosure auction are not listed in the MLS and won't appear here. Listings refresh automatically from the Realtors Association of Maui MLS.

How Bank-Owned and Short Sales Work
A distressed sale can be a good buy, but it runs on a different schedule and different rules than a normal sale.
Bank-Owned (REO)
The lender took the property back through foreclosure and is now selling it. Banks usually sell as is, use their own contract addenda and can take longer to answer offers.
Short Sales
The owner owes more than the sale price, so the lender has to approve the deal. Approval can take weeks or months, and the lender can still say no.
Inspections Still Matter
Distressed properties have often gone without maintenance. Get a full inspection, check permits and ask about any liens or unpaid association dues.
Financing and Timing
Some lenders won't finance a property in poor condition, and short sale timelines can outlast a rate lock. Plan your financing around the property's condition and a realistic closing date.
Kaanapali Distressed Properties: Common Questions
Are foreclosure auction properties on this page?
No. Auction properties aren't listed in the MLS. This page shows MLS listings marked as bank-owned or short sale.
Why is the list empty?
Distressed sales are uncommon on Maui right now, and even more so in a single area like Kaanapali. Ask us for an email alert and you'll hear about new ones as soon as they're listed.
Are these always a bargain?
Not always. Some are priced near market value, and repairs or delays can eat into the savings. We'll pull comparable sales so you can judge the price.
