An oceanfront home is a different purchase from a home a few streets back. These are the things we look at first.
Shoreline Setbacks
Maui County limits what can be built or rebuilt near the shoreline. Before you plan a remodel or an addition, check the setback, the certified shoreline and any past permits.
Flood Zone and Insurance
Many oceanfront homes sit in a FEMA flood zone, which affects flood insurance, lending and future building. Get insurance quotes early, before you're deep into escrow.
Erosion and Seawalls
Parts of Maui's coast are eroding. Look at the shoreline history, any seawall or revetment and whether it was permitted.
Salt Air Upkeep
Salt spray is hard on roofs, windows, railings and air conditioning. Budget for more maintenance than you would inland, and ask how old the major systems are.

How do you decide what counts as oceanfront?
We use the MLS waterfront description. A home is included when its listing describes ocean or beach frontage. Homes with an ocean view, or homes across the road from the beach, aren't included.
Does this page include oceanfront condos?

Why is the list empty some days?
Oceanfront homes in Hana don't come on the market often. Ask us to set up an email alert and you'll hear about new oceanfront listings as soon as they hit the MLS.
