Buying Land in Haiku: What to Know
Haiku land offers space, rain and privacy. The details below are where Haiku parcels tend to differ from land elsewhere on Maui.
Rain and Gulches
Haiku is on the wet, windward side. Gulches and streams can limit where you build and how you reach the building site, so walk the whole parcel and check for flood zones.
Agricultural Zoning and CPRs
Much of Haiku is zoned agricultural, and many parcels are CPR units that share one legal lot. Confirm the zoning, what dwellings it allows and what the CPR declaration says.
Water Source
Some Haiku parcels have a County water meter and others rely on catchment, a well or a shared system. Confirm the water source and its condition before you make an offer.
Wastewater
Many Haiku parcels are not on County sewer and need an individual wastewater system. Soil, slope and the parcel's layout can affect the system and its cost.
Access and Easements
Flag lots, shared driveways and access easements are common. Check legal access, who maintains the road and whether it works for construction trucks in the rain.
