This all level 14,032 SF lot has SPECTACULAR west Maui mountain/Iao Valley views. The Iao stream is approx 100 feet behind the lot and 20 feet below and in the FEMA flood zone AE(180'-185', AEF(180'-185'). 90% of the lot is zoned R-2 which allows one main dwelling and an ohana(possibly 2). The front portion of the lot, approx 10%, is zoned project district. The house and ohana need to be built on the R-2 portion of the lot. In order to get a building permit the new owner needs to fill out an APPLICATION FOR SPECIAL FLOOD HAZARD AREA DEVELOPMENT PERMIT and a LOMAR(letter of floodway map revision) application from FEMA.
