Previous to me taking the listing, it literally “sat” on the market UNSOLD for almost 7 years

(By the way, other very well known, “old school” local real estate agents had attempted to sell this property, but never received an OFFER.)

Lahaina Halloween Front Street

Get ready! Halloween on Maui is right around the corner. And there is no better place on Maui to spend Halloween than in Lahaina town on Front Street! With over 30,000 residents and visitors walking up and down the street you can count on a Mardi Gras type atmosphere without any of the "weirdness."

It was rumored for a while that this celebration on Front Street was going to be stopped. But no way. This is one of the best and unique events you can experience on Maui all year long. What happens you ask?

My family (Lisa my wife and 4 boys) and I have been living in the "Up-Country" of Hawaii for the past 2 1/2 years. We recently moved from 1200' feet in elevation to 3600' feet. It was time to really experience every aspect of Kula Maui Real Estate! It's REALLY amazing the difference! At 1000' feet it was something like rarely rained and it was a very dry climate. The temperature and bright sunny days are very similar to living at sea level, but just not as humid.

Do Your Research Before Buying a Condo in Hawaii.

Here are the twenty "areas of concern" that I would ask questions about

 before tendering an offer to purchase a vacation rental condo in Hawaii

1) What has been the NET income for the property the last 5 years? This would be AFTER paying the management fees (usually runs 20-50% of Gross Income) and GET (General Excise Tax), and TAT (Transient Accomodation Tax) all monthly HOA fees, Leasehold fees (if applicable - ie the property is NOT fee simple ownership) utilities, cleaning, supplies and miscellaneous repairs.

2) What is the occupancy rate for each month. This is the percentage the property is occupied versus sitting empty. How many nights did the owner/friends and family stay in the

Waimea Real Estate - Big Island of Hawaii
